If you ask any roofer about metal roof cost vs. asphalt they’ll tell you that the metal roof is going to cost more than the asphalt roofing. However, if they don’t follow up by explaining that the installation and materials aren’t the only things you should look at, they’re doing you a disservice. Instead of just looking at the initial cost of investment in the new roof, let’s look at all the things you should be comparing.
Expected Metal Roof Life
Assuming that your home doesn’t experience storm damage or another catastrophic event, a metal roof will outlast two asphalt roofs. That means if you plan on staying in your home for more than 15 – 20 more years you’ll be buying another asphalt roof. That means you should be comparing the cost of one metal roof to two asphalt roofs. An asphalt roof doubles in cost historically every 20 years under normal economic conditions. (don’t forget to factor in inflation, too!)
Metal Roofing Maintenance & Repair
Asphalt roofing requires significant maintenance over it’s short 15-20 year lifetime. Every time you call a roofer for maintenance or repair you incur a cost. Although it’s hard to put a dollar figure on how much asphalt roofing maintenance and repair costs when compared to metal roofing, we estimate it’s at least four to five times during its normal life. An aluminum metal roof will need close to zero maintenance.
Insurance Savings
Although not all insurance companies offer a metal roofing discount, some do. Insurance companies know that there are significantly fewer claims from wind, snow, and ice damage. Metal roofing is also more fire resistant. All of these make them a lower insurance risk which is why you may receive a discount from your homeowner’s insurance.
